Project Overview

We were engaged to prepare a masterplan for a large 5.5 hectare industrial estate at Burleigh Heads on Queensland's Gold Coast. The brief was for flexible warehouse and commercial accommodation set within a lush landscaped public domain. Our response included a detailed masterplan of the entire site and concept reference design for the development. Our design response features elegant massing and detailing which elevates the architecture above what might otherwise be utilitarian sheds. The proposed palette of materials recalls the local coastal construction vernacular of simple tin sheds and timber beach houses while the generous landscaped estate provides much needed space for air and light.

Masterplan Principles

  • A genuine work of architecture that elevates the industrial warehouse typology to a new level.
  • A significant landscape offering that is integrated with the architecture.
  • A diversity of product offering that will encourage a broad and diverse group of users and visitors.
  • Inclusion of associated and supporting uses that will activate the precinct 24/7.
  • The highest level of amenity possible for an industrial estate - landscape, open spaces, natural light and air, views.
  • Facilities that help create a “sticky campus” enliven and activate the precinct - exercise and play equipment, passive and active recreation areas, BBQs and picnic areas, cafe/restaurants, signature industrial tenant with retail frontage (brewery/distillery).
  • A central, iconic, flexible building that can support a variety of “soft industrial” or associated commercial uses - photography studios, dance studios, show rooms, office space.
  • Highest sustainability targets with the potential for a key focus on water capture, biofiltration and on-site reuse.
  • Preservation of the existing pocket of mature forest and expansion of this remnant ecosystem through the site (the Green Ribbon). Landscape design to pursue a genuine attempt at environmental re-mediation, not just ornamental gardens.
  • Excellent access - driveway and road widths, unobstructed circulation paths and turning circles, no dead ends.
  • Palette of materials that is contextually inspired while also being practical and appropriate for industrial use.
  • High level of attention to architectural details - thoughful and well resolved, not overly elaborate and decorative but also not crude and agricultural.
